Mailing Information
The interim tax bill is usually mailed the first week of February, with two installments due the last business days of February and April.
Please note, due to current legislation, the interim bill cannot amount to more than half of the previous year’s final adjusted taxes. The interim bill does not represent half of the current year’s taxes.
The final tax bill for residential, farmlands & managed forest are usually mailed the first week of June with two installments due the last business days of June and September.
Over the past several years the final tax bill for commercial, industrial and multi-residential classes has been mailed in July with due dates in July and September. These billings are delayed to accommodate calculations under the mandatory capping legislation. Due to the capping legislation, final taxes are not limited to the assessment multiplied by the tax rates.
If the property you own is under construction, being renovated or is a newly constructed building, you may not be fully assessed. A supplemental tax bill may be issued when there is an increase in the value of your property due to construction or a change in classification. Owners of new construction, residential or commercial, will receive a land only tax bill until such time as the “bricks & mortar” are assessed.
It can take up to three years for a property to be assessed. Supplementary billings can occur anytime during the last 6 months of the year and taxes for three years could be billed all within the same year and come due at the same time. For this reason, you are encouraged to start setting aside funds immediately following your purchase for the future supplementary tax bills.
You will only receive a supplemental tax bill once the property has been assessed by MPAC and once that information has been forwarded to the Town of Fort Erie. There is no exact timeframe with this process.
Change of Mailing Address
If the property has changed ownership, send the tax bill to the new owner or return it to the Tax Department, indicating to whom the transfer of title has been made. To prevent misdirected tax bills, please advise the Tax Department in writing of mailing address changes. Failure to receive a tax bill could still result in penalty and interest charges of 1.25% per month applied to unpaid accounts.
