Required 2025 Permit Fees:

• Decks, Porches, Pergolas, & Verandahs: $0.54 per sq. ft.
• Municipal Protection Deposit: $500.00

When is a Building Permit Required?

The Ontario Building Code (OBC) requires a Building Permit for the construction of a deck, porch, pergola or verandah that will be attached to the main dwelling.

Building Permits are also required:

• When a detached deck or a pergola exceeds 10.0 sq.m (108.0 sq.ft) in size;
• When any structural renovations or changes are proposed to an existing deck.

Before submission of a Building Permit application, please consult with the Building Department: 905-871-1600 Ext. 5510.

What is required for a Building Permit submission?

The Town will need the following information digitally in pdf and submitted to building@forterie.ca:

• A site plan identifying the size and location of the proposed deck, porch or verandah;
• All setback distances from the proposal to all property lines;
• The size and location of the existing buildings & structures;
• A copy of the construction drawings including foundation details;
• Elevation plans subject to the construction including all details;
• If a roof structure is proposed, then a roof detail is required (i.e. pre-engineered trusses);
• All plans submitted must be appropriately scaled in imperial or metric measurement.
• Any necessary approvals and/or permissions from Public agencies (i.e. Niagara Regional Planning and Development Services, the Niagara Peninsula Conservation Authority (NPCA), the Niagara Parks Commission (NPC), the Ministry of Transportation (MTO), the Town's Environmental Advisory Committee (EAC), etc.).

It may be beneficial to seek the help of a professional (i.e. Building Designer or Architect) to assist with the completion of drawings for the OBC review. Their familiarity with the OBC requirements, drawing detail and design will prove helpful.

Please refer to the sample drawing to assist with drawings for a proposed submission. Please note that the sample drawing will be used as an example only.

Notes:

• The Municipal Protection Deposit is returned once the project has passed the final inspection.
• Should the calculated fee not exceed $197.00, then the minimum fee of $197.00 is charged.
